Must not exceed 80% AMI for Coconino County based on household income and size.  You must be a First Time Home Buyer in Flagstaff. Debt ratio limits are 25-35/45 and are based on a need basis. Nontaxable income such as child support, alimony, and Social Security income cannot be grossed up. Manufactured housing allowed. A $2,000 minimum investment from borrower is required or 1% of the purchase price (whichever is greater). This is a silent second mortgage that is not forgivable. The lien is a percentage of the assistance received and is payable upon sale of home out of net equity. Home Counseling is required. Funds are limited and are available on a first-come, first-served basis.
